Terrible

"Terrible communication and no compassion or flexibility in these trying times. I wasn't allowed to speak directly to an associate or supervisor. After having to cancel a reservation due to COVID-19, they told me my reservation was non refundable. They offered me a credit and then gave stipulations associated with the virus that, of course, I did not match. After much work, I received half of my refund. Although I am fighting for the other half because I have a problem just throwing away $815. They say on other reviews that all of this is due to the virus, but it has been going on for years. This company snuck into my reservation process as a 3rd party through Hotels.com saying they are partners with them on RedAwning.com's website. Hotels.com is a reputable company that should not associate with this company. Beware of this one! "

An awful company if there is the slightest problem

"Booked property through rental site Booking.com. Needed to cancel due to date change. Both property manager and Booking.com agreed to a 100% no-fee refund, in writing. Redawing first tried to charge a 14% cancellation fee, then reduced it to a $75 "processing charge". I was given a refund minus $75. Despite numerous chat sessions, for the last two weeks the fee is "still in review my senior management". I opened a case with Booking.com. No response from Redawning to Booking.com.

Red Awning and AirBNB Nightmare - No Customer Support

"I made a reservation thru AirBNB, which was assigned to Red Awning as the “Hosting Agent”. It is critical to note that Red Awning did not OWN the Real property that I rented.....they were one of the “middle men” coordinated by AirBNB to increase property rental costs. Red Awning was acting as a “Ghost Host” or “booking agent” not as the Real Property Host. (This is scary).

I fully paid the rental costs to AirBNB five (5) months in advance prior to my rental stay. Prior to our vacation departure, I received a telephone call from the Real Property OWNER (which I verified) and they stated that they had not yet received any deposit or full payment for my rental stay. They further stated that they could not contact anyone at Red Awning or AirBNB to obtain they needed rental monies for my stay. The contact phone numbers they had for Red Awning were non-functional. I must state that The Real Property OWNER did NOT ask me to pay any additional money for my rental stay. They just wanted to inform me in simple terms that if they did not get the required rental monies from Red Awning or AirBNB, then they my rental stay at THEIR Property was not valid, because they didn’t receive their due payment. I feared that upon arrival of the Rental Property, I would be locked for non-payment due to AirBNB and Red Awning’s negligence and failure to pay the Real Property Owner for my rental stay (even though I Already fully paid the full rental costs directly to AirBNB five months prior).

I tried to contact Red Awning myself to make sure that proper deposit monies were being forwarded to the Real Property OWNER. Sadly, I could not contact anyone from Red Awning......the phone number given to me for Red Awning (by AirBNB) was not working. Customer Support from AirBNB was futile also. Wait times to talk with an AirBNB Support person was over 90 minutes, if they didn’t hangup on you first (overseas call center). When the AirBNB Customer Spport person did finally answer, their resolution was worthless. AirBnB could not speak on behalf of the “Ghost Hosting Agent”, Red Awning.

Both AirBNB and Red Awning have absolutely no customer service person you call call and talk to when issues arise. (This is so sad and scary from a paying customer perspective).

I believe that Red Awning is operating a Scam Business in coordination and cooperation with AirBNB. Stay away from both AirBnB and Red Awning at all costs! They steal your money!

Yes it is.

RedAwning operates as a proxy host on otherwise legitimate BnB web services like AirBnb and VRBO. After you've made the booking through one of these superior services, you realize (sometimes much later) that you've simply been passed off to RedAwning (RA), a predatory middle-man organization concerned with grabbing an additional fee from unsuspecting customers. They have a website to front like a legitimate business, but a front is all it is.

In the midst of the COVID-19 pandemic, I was working to reschedule a pricey bachelor party. RA was near impossible to communicate with – they turned off their phones, ignored their emails, and required that customers write in via text message. They eventually reached out to customers with their "flexible rebooking policy" wherein upon cancellation, we would be given a voucher for the value of our original stay to be used to rebook the SAME venue, expiring 7 months from the date of issue. The criminality: RA inflated the price of their venues by MORE THAN 2X, thereby nullifying the vouchers and gouging customers for still more money. It was after this discovery that we filed a charge dispute with our credit card company and won our money back in full.

RA caused us a lot of stress and took up hours and hours of our time on hold with big banks during a global crisis. Save yourself the time upfront: file a dispute, get your money back, and book elsewhere.

Extortion

"RedAwning has been reimbursed by the Property Management Company my full amount of $6,000 for my July 28th booking. They have still not reimbursed me despite several attempts to get my money back. I hope some of their partner merchants are taking note especially Aloha Rental Properties, Booking.com. Tim Choate is the CEO of this company and I hope many people try to track him down to let him know how his company is being run (if he doesn't already know). I'm 74 years of age and continue to work to be able to pay for the "trip of a lifetime". It's absolutely outrageous that this company is allowed to get away with this. They are probably filing bankruptcy as we speak to avoid paying back the monies owed to their customers. I hope other people use every forum they can to discredit this company."

Zero stars wasn't an option

"I booked a ski vacation and then COVID-19 happened. There were lots of companies that were flexible offering a credit to be used anywhere & anytime or even full refunds. Redawning is NOT one of these companies. They'll do whatever is best for them. They did offer me a credit, but it had to be at the same property and when I inquired about various dates, they told me I'd owe 4 times what I'd already paid due to price differences. It's like they increased prices all the way around to somehow get more money from me. This company stinks. I could only text, no live agents to talk to. Good luck if you book through them an another national emergency occurs. "

Confusing, disappointing and inflexible policies

"Confusing check-in process but we finally achieved access. Stayed the night and found that the patio door wouldn't latch/lock, totally broken over-range microwave/exhaust fan, inoperable fridge water & ice maker; which wasn't addressed by the property mgr. that never showed. RedAwning / Turnkey Rentals wasn't concerned that the Wuhan Coronavirus was declared a National Emergency but we decided it best to tell them that we wanted to leave early and they said NO refund of any amount. RedAwning is a "red flag" and we won't make this mistake again."

"I booked a stay and was required to provide SSN and other information that would have compromised by security. The funny part is that the information were to be collected by a third party provider that did not appear to be legitimate to me. I tried to negotiate with RedAwning but they ended up canceling my stay with no refund."

MOLDY UNSANITARY ROOM--BUT YET THEY REFUSED REFUND OR TO MAKE IT RIGHT

"WORST APARTMENT RENTAL EXPERIENCE EVER--BEWARE.

I brought to the company's attention the absolutely unacceptable and unsanitary condition of a property where I stayed with my family, including young children. I shared photos of a shower curtain covered in black mold. I sent photos of mold covering the ceiling and walls of a musty bathroom without adequate ventilation. I shared photos of a stained couch with cigarette burns and also images of an actual hole in the wall with the paint peeled back. You refused to provide me with an apology let alone a refund, because you said I didn't complain early enough.

Would it have really made a difference if I had contacted you while my family and I were still in Washington for the limited time we had off of work for vacation? Were you going to bring in new furniture, patch the holes in the wall and bring in a crew to tear out the bathroom walls and remediate the mold problem?

Instead, you essentially told me, "Too bad for you." You offered me a $50 refund on a stay which cost me more than $1,000. To say your customer service was lacking is an understatement. Is this how you deal with families who end up in sub-par properties you manage that are unsanitary?

Booked 7 weeks in advance, and they cancel 5 days before trip

"I booked 7 weeks ahead to save money- Hawaii is expensive, and we are staying for a week. 5 days before our trip, they send an email CANCELLING (no phone call). Not only am I now scrambling to find a place over Christmas for a week, but the costs have double or trippled. They did not try to help, nor did they really seem to care- you can only speak via text or online chat. I requested the refund now so I had the money to now pay 2 to 3 times more, and the rep stopped chatting. Actually did not answer me. TERRIBLE. And the refund will take up to 10 days, so I do not have that money to book a new stay. My once Christmas fun trip is now stressful and costly thanks to Redawning. "

I wish I could give zero stars

"Do not work with this company. There were over $200 in hidden fees, they made it difficult to cancel and when I did they kept my money. So I ended up paying them for a reservation I could not use. They don't offer a phone number to call. You have to text or email. They hide behind their policies and fine print and simply don't care about their customers. DO NOT WORK WITH THEM, THEY WILL SCREW YOU IF THEY CAN."

Zero stars!!!

"The only reason they get one star is because it doesn't allow me to give zero. I was told I would be refunded for a rental because of a hurricane. There is little to no communication unless through test or IM. they repeatedly send me the same response that says it will take 7-10 days to process and it's been going on for 5 months now. Never, never, never again. Stay away!!!!!!"

Bait and Switch SCAM

"I rented a house on the river in downtown Bend OR through Expedia. The link in Expedia's confirmation email takes me to the same property. However, the rental contract that followed from Redawning was for a property in a golf course community in Sunriver OR - over 20 miles south of Bend. They immediately charged my credit card for the full amount and have still not responded to multiple emails and calls from both Expedia and me. I am now working with Wells Fargo (provider of my corporate credit card) to dispute and reverse the charges.

Based on my experience with them and the experience of the other reviewers, this appears to be a disreputable company that preys and thrives on misrepresentation and fraud. My advice is to avoid properties that they represent.

Horrible Scam Job!!!

"I booked a property and received a notice the next day from the property manager that the property owner had reserved the property and they could not honor the reservation. They had also notified RedAwning. RedAwning still proceeded to charge my credit card to weeks later. I went to dispute on my credit card and RedAwning said it was still a valid reservation. I sent RedAwning all the emails showing THEY cancelled on me and they still refused to refund. I had to file an appeal with my credit card to review all the emails. PLUS, they only way to communicate with RedAwning is text or email. They refuse to speak with anyone on the phone...STAY AWAY!!!!!
